On this page I will tell you what to expect and explain about my actual inspection of your home.
HI, I'M YOUR HOME INSPECTOR, JOHN ELLIS. I HOLD THE HIGHEST LEVEL OF LICENSING AVAILABLE FROM TREC
(Texas Real Estate Commission) .... PROFESSIONAL REAL ESTATE INSPECTOR # 5829.
I AM A FULL TIME HOME INSPECTOR MONDAY THROUGH SATURDAY, AND I HAVE OVER 20 YEARS EXPERIENCE
IN THE HOME BUILDING INDUSTRIES. WHEN I DO YOUR INSPECTION, I WANT TO PROVIDE YOU WITH ACCURATE,
TIMELY INFORMATION ABOUT THE PROPERTY YOU HIRE ME TO INSPECT. I WANT YOU TO HAVE PEACE OF MIND
BY BEING INFORMED.

BEGINNING THE INSPECTION You may notice me begin my inspection by checking the readings on the water meter on the
property to help me detect any plumbing damage & leakage. I then proceed to walk the entire outside property checking
all exterior structural aspects of the foundation, walls, roof, windows and doors. You may notice me poking about in some
places you would not even think to check. I am looking for many things. I am trained to know which cracks are structurally
threatening and which are no problem to your home. I inspect gutters and downspouts, grading and drainage, porches, decks,
carports. I make a check of the sprinkler system to see that each station is operating correctly. I inspect the swimming pool,
hot tub or sauna. I am taking notes in a notepad and I will leave a red sticker circle on any area needing attention.

SECOND PART OF INSPECTION I will then inspect the interior of the property. You will notice me going from room to room
in a sequential order. I inspect Electrical systems, circuits and fixtures, service entrance and panels, breaker box, branch
circuits, outlets, reverse polarity, open wire splices, exposed wiring, CO/LAR, double lugging, grounding conductor, burned
wires. I check the Heating, Air Conditioning and Ventilation systems, heat pumps, up flow, down flow, air ducts, ceiling
mounts, and smoke alarms. I check the Attic insulation and vents. I inspect the Appliances, dishwasher, range hood,
oven, microwave, food waste disposer, trash compactor. I am still writing down things in my notepad and placing a red
sticker circle on any areas that need attention.

YOU ARE WELCOME TO GO ALONG WITH ME AS I INSPECT AND TO ASK QUESTIONS. I CAN POINT OUT AND EXPLAIN THINGS I FIND.

FINISHING THE INSPECTION & THE REPORT I'll check the door bell, the garage door and a few things more. I'll check
walls, ceilings, floors. I'll look at the fireplace, chimney, stairs, balconies & railings. I'll inspect windows, doors,
plumbing fixtures in bathrooms, whirlpool tubs, bathroom exhaust fans & heaters. Then I'll look around some more. Maybe
I'll back track and go in the opposite direction. Then I'll take all my notes and transfer the results to my official
TREC approved report form, making check marks in the appropriate boxes. I like to do a hand written report so that I can add
my personal comments about your own personal property. We can then sit down together and I will go over all the results
with you until you are satisfied that you fully understand. Later, you will have all the little red sticker circles in the
places I marked to remind you, if your forget!
The inspection takes from two to three hours, depending on the size of your property, with the last thirty minutes
being the time for the report to be written up and explained to you.
